PROJECT DESCRIPTION
With roots dating back to the pre-Civil War era, Fulshear, Texas, has experienced rapid population growth in recent years due to its proximity to Houston. This surge has earned Fulshear recognition as the “richest small town in Texas.” In response, the 8.5-acre master plan along Fulshear Bend Drive thoughtfully integrates six buildings—including a daycare, retail spaces, and a medical office—around landscaped communal courtyards and pedestrian-friendly pathways. A direct connection to the community’s adjacent hike-and-bike trailhead further enhances accessibility and outdoor activity opportunities.

The development was strategically designed to maximize its potential while navigating site-specific challenges, including a generous pipeline easement and strict H.O.A. architectural material and detailing requirements. The campus features a layered and stepped massing inspired by the sediment deposits of the neighboring Brazos River, reinforcing a tranquil, garden-like atmosphere.

With the successful completion of Phase I and Phase II, attention now turns to Phases III and IV, scheduled for delivery in Q3 2026.
