PROJECT DESCRIPTION
RDLR Architects, in collaboration with Alexander Grene Development, is designing Lilac Field, a 24.5-acre mixed-use development in League City, Texas. Located at the intersection of Highways 146 and 96, this walkable district responds to the area’s rising residential densities and expanding transit corridors.

Lilac Field will feature 70,000 square feet of retail and dining and 220,000 square feet of flexible warehouse space, seamlessly integrating storage and office layouts for customizable business needs. The first phase, set to break ground in March 2025, will deliver 20,000 square feet of retail and 30,000 square feet of warehouse space by year-end, with the remaining buildings constructed as build-to-suit based on tenant demand. The full project is expected to be completed within three to five years.

Designed to blend into the surrounding Bay View and Mar Bella communities, the development features low-rise buildings arranged around a required stormwater reservoir, respecting the modest scale of the coastal setting. Retail buildings will front League City Parkway and Isla Vista Drive, ensuring high visibility, while warehouses will be set back to accommodate tenants like boutique gyms, pickleball courts, and entertainment venues.

With outdoor seating, public performance areas, and art installations, Lilac Field aims to become a culinary, retail, and recreational hub, offering restaurants, wine bars, boutique shops, and entertainment concepts that enhance League City's evolving urban fabric.
